What is LivPortland?

What services will you provide?

We will take care of everything from the initial consultation helping you decide what are your most important haves and wants, to getting the right properties to you, to closing the transaction with the best possible price, terms and conditions.

Do I have to sign a contract?

No contract required. We’ve been in the business of helping people like you find their next home for more than 25 years. We feel confident that you’ll find the experience of working with us a great one. Because of that, we’ve never had to use a buyer contract. We build relationships on trust and hard work.

How much do your services cost?

The great part of hiring your own broker to help you find your next home is that it’s 100% free to you. In Oregon, the seller pays the commission for both their representative and yours. We’re required by state law to represent your best interest at all times, even though the seller pays our commission.

How much should I have available for a down payment?

This depends on the type of financing you’re planning on using. The traditional down payment for conventional financing is 20% of the purchase price of the home. However, some loans offer as little as 3.5% down or no down payment at all for qualifying borrowers. We recommend you discuss this with your lender.We are happy to recommend the trusted professionals we’ve worked with for years.

Will you send me the homes I want to see?

We’ll send you the homes that meet your criteria the minute they hit the market. We’re also able to send you some homes before they hit the RMLS through our network of brokers we’ve established over the last 25+ years. We are also able to share detailed non-public information including past sale information, previous pictures and much more.

What happens after I get an accepted offer?

Congratulations, you’re halfway there! Once you have a mutually agreed upon sales agreement there are a number of hurdles to clear to get to closing. Our customer care team will give you a timeline for all of the important dates, deadlines, and details for ensuring a smooth closing. Having someone dedicated to making sure all the paperwork, signatures and timelines are met has become a necessity. Ask for our detailed 64-point checklist to see how we guarantee 5-star service.

When will you be available to show me homes?

The great thing about working with the LivPortland Team is that we work on your schedule. We understand that life doesn’t stop when you’re ready to visit homes. In our consultation we’ll identify the best times for you to view homes you’re interested in and make sure that we can block time to get you into those homes.

How do I get started?

It’s easy! We’ll schedule a quick in-person, phone or Zoom video meeting to ask some questions and learn about your wants and needs for your next home. There is no obligation to work with us after that. If you’re comfortable moving forward and are pre-approved, we’ll start sending you homes that fit your criteria and set up personal viewings.
